Of all the decisions in building a home, plot selection is the one Vastu has the most to say about \u2014 and the one people most often make before consulting anyone.<\/p>\n
That order matters. Once a plot is bought, its shape, slope, road position, and surroundings are fixed for good. Interior arrangements can be changed later; the land cannot. A layout defect inside a house can be corrected in an afternoon. A plot defect stays for the life of the property.<\/p>\n
This guide covers what to look for when evaluating land, which defects are workable and which are worth walking away from, and what to check before you commit.<\/p>\n
Shape is the first thing to assess, and the easiest to judge from a site plan.<\/p>\n
Few plots are perfectly regular. What matters is where<\/em> the irregularity falls.<\/p>\n The north-east extension is one of the few irregularities actively considered beneficial. A cut in the south-west, by contrast, undermines the stability zone and is among the harder defects to correct after purchase.<\/p>\n This is frequently overlooked, and it is difficult to change once built on.<\/p>\n Preferred:<\/strong> land sloping down toward the north<\/strong>, the east<\/strong>, or the north-east<\/strong>. Water should naturally flow in these directions.<\/p>\n Avoid:<\/strong> land sloping down toward the south<\/strong> or south-west<\/strong>. The south-west should be the highest and heaviest part of a plot.<\/p>\n The south-west high, north-east low principle runs through the whole of Vastu, and it applies to the land itself before it applies to anything built on it.<\/p>\n A practical check: visit the plot after rainfall, or ask where water collects and which way it drains. Sellers will not always volunteer this.<\/p>\n The direction of the road determines your entrance orientation, so this decides a great deal about the eventual house.<\/p>\n No road direction rules a plot out. South and west-facing plots function perfectly well when the interior is planned properly, and they are frequently cheaper for exactly this reason \u2014 which can be an advantage rather than a drawback if you are planning the build with a practitioner from the start.<\/p>\n Corner plots with roads on north and east are considered excellent. Roads on south and west are less favourable but manageable. A plot with roads on all four sides gives flexibility in entrance placement.<\/p>\n A plot facing directly into an oncoming road at a T-junction \u2014 sometimes called a “veedhi shoola” \u2014 is traditionally avoided, particularly when the road strikes from the south or west. Direction matters here: a road approaching from the north or east is considered far less problematic than one from the south or south-west.<\/p>\n A plot is not assessed in isolation. What is around it counts.<\/p>\n Tall structures.<\/strong> Preferably to the south and west of the plot, not to the north and east. A high-rise blocking the north-east reduces the light and openness that zone depends on.<\/p>\n Water bodies.<\/strong> A river, lake, or pond to the north or east is favourable. To the south or south-west, considerably less so.<\/p>\n Large trees.<\/strong> Better to the south and west than the north and east, for the same reason as buildings \u2014 they add weight and block light where lightness is wanted.<\/p>\n Generally avoided nearby:<\/strong> cremation grounds, cemeteries, hospitals, garbage dumps, high-tension electrical lines, and heavy industrial units. These are practical considerations as much as traditional ones.<\/p>\n Traditional Vastu includes soil testing, and much of it aligns with straightforward construction sense.<\/p>\n Favourable soil is firm, well-draining, and free of debris. Soil that is waterlogged, has an unpleasant odour, or is full of construction rubble and stones is unfavourable \u2014 for Vastu reasons and for foundation reasons alike.<\/p>\n The traditional test involves digging a pit and refilling it with the excavated soil: if soil remains left over, the ground is considered good; if the pit does not fill, it is considered poor. Whatever weight you give the tradition, a soil assessment before purchase is sound practice regardless.<\/p>\n Most Vastu concerns in a plot can be planned around. A few are worth taking seriously enough to reconsider:<\/p>\n Against that, remember what is workable: a south or west-facing road, a slightly irregular boundary, a neighbouring building in a less-than-ideal position. These are common and are routinely planned around.<\/p>\n The practical question is not “is this plot perfect” \u2014 very few are \u2014 but “which defects does it have, and can the house be planned to work with them.” That is a question worth answering before signing rather than after.<\/p>\n No. South-facing plots are workable and often better priced. What matters is planning the entrance position and internal layout correctly from the start.<\/p>\n Some can, to a degree \u2014 a boundary can sometimes be adjusted, planting can shift weight distribution, and the building itself can be positioned to compensate. Slope and shape are the hardest to change, which is why they deserve attention before buying.<\/p>\n Size matters less than shape, slope, and orientation. A small square plot is preferable to a large irregular one.<\/p>\n The south and west boundary walls are traditionally kept slightly higher and heavier than those on the north and east, consistent with the weight distribution principle.<\/p>\n Before is considerably more useful. After purchase, the assessment can only tell you what to work around. Before purchase, it can tell you whether to buy at all \u2014 and it costs the same either way.<\/p>\n They rarely are similar in Vastu terms. Two adjacent plots in the same layout can differ in road position, corner status, slope, and what surrounds them. Each is worth assessing individually.<\/p>\n A plot assessment is one of the more useful consultations available, because it happens at the point where you still have a choice.
